Universal South – The Heating, Ventilation and Air Conditioning (HVAC) system is a constant-volume system with two perimeter high pressure fans, serving approximately 525 exterior induction units. Two interior zones are supplied by two separate constant-volume air handling units. The chiller system is a zoned two-pipe system supported by two 500 ton centrifugal chillers, and three steam boilers. Additionally, the garage located in the center of the building structure and extending to the 7th floor is ventilated and heated by two air handling units.
Universal North – The Heating, Ventilation and Air Conditioning (HVAC) system is a constant-volume system with one perimeter high pressure fan, serving approximately 850 exterior induction units. Four interior zones are supplied by four separate constant-volume air handling units. The chiller system is a zoned two-pipe system supported by an 850- and a 450-ton centrifugal chiller, and three steam boilers. A 200-ton reciprocating chiller services the southeast exterior zone to allow cooling when high solar loads are present.

Unusually large amounts of heat-generating office equipment (personal computers, servers, copy machines, etc.) may also affect the efficiency of the HVAC system and may require a supplemental system to achieve a comfortable temperature.
Electric heaters or fans are not permitted. Aside from being in violation of jurisdictional regulations and a fire hazard, they compromise the integrity of the heating, ventilation and air-conditioning (HVAC) system.
After Hours HVAC
- If you require HVAC services after normal business hours, weekends or holidays, please submit your Service Request through JBG SMITH Connect so the equipment can be turned on at the appropriate time. You will be charged for this service based on the terms of your lease. Please submit your request for after services as soon as you know you need them.
- If you have questions or need information regarding current after-hours HVAC rates, please contact the Property Management Office.
Supplemental HVAC Equipment
If you have installed supplemental HVAC equipment in your office suite, it must be sub-metered so you can be charged for the additional electricity. Please contact the Property Management Office if you have any questions.
- To keep this equipment working smoothly, we recommend that it be maintained per the manufacturer's recommendations. Our Engineering Services Department is available to provide factory authorized service on your equipment. Please contact the Property Management Office to learn more about the engineering services we can provide.
